What documentation do I need to purchase a property in the province of Alicante?
You will need your national identity card/foreign resident identification number, private contract or reservation, updated land registry extract, certificate of community debts, latest property tax bill, cadastral reference and, in the case of rural or old properties, urban planning reports. Our office will take care of reviewing and requesting all the documentation.
Is it safe to purchase a house on rural land in Pego or La Marina Alta?
It depends on the property’s urban planning status. We carry out a comprehensive check: age of the building, possible penalties, encumbrances, easements and compliance with urban planning regulations. We only recommend buying when everything is completely secure.
What taxes do I pay when buying a property in the Valencian Community?
In sales between individuals, ITP (Transfer Tax) is payable. For new builds, VAT + AJD (Stamp Duty) is payable. Our office calculates the taxes, settles the payment and submits all the documentation to the Tax Office.
How long does it take to register a property in the Land Registry?
